Over the last few months, I’ve been focused on bringing Santé to the point where it’s ready for capital investment.

Santé is a hospitality brand and hotel operator - we don’t own the real estate; we own the experience. Our business is operating the hotels and delivering a brand that captures the attention (and loyalty) of the active traveller.

Our ambition is to build a network of outdoors -and wellness- focused hotels across Europe and beyond. Think Soho House, but built for people who ski, surf, train, and explore.

Our locations will sit in the world’s most inspiring natural playgrounds - mountains, coastlines, lakes, countryside, forests - and each will be architect -and user- designed for both beauty and functionality. Expect minimalist, efficient living spaces, professional coworking halls, communal cooking and dining, world-class training facilities, and relaxed social areas that feel like home.

There won’t be reception desks or concierge counters - instead, Santé Hosts will deliver a more personal experience, more like a high-end private chalet. Guests live in the space as if it’s their own, but with the kind of amenities few could access alone. The result is a close-knit community that revolves around shared adventure, great food, and genuine connection - all enabled by a lean, smart tech stack.

Why you, why now, why Santé?

I’m reaching out first to friends and family - and hopefully, through you, to your extended network - to help bring this to life.

While Santé needs funding, I see this as an opportunity to offer real upside when the first location opens. I don’t take that lightly. My commitment is to keep you informed every step of the way.

Early next year, our aim is to secure a real estate investment partner for Location #1 - ideally in the Alps, where every season brings a reason to visit. But to get there, we need to show proof of market and concept validation.

With your investment, I’ll work with a leading branding agency to accelerate traction - building social presence, forming soft partnerships with retreat and camp hosts, securing pre-sales, growing the mailing list, and developing a full design concept for our first site.

By the end of this phase, Santé will be ready to take on its first lease and raise a substantial Seed round.

How to get involved

Two paths:

1. Join the Crowdfund - access unique rewards well above the value of your contribution.

2. Invest in a SAFE (Simple Agreement for Future Equity) - your capital converts to equity in Santé at the next raise, aligned with company performance.

Targets & Use of Funds

While I can bootstrap some of this phase, additional capital will speed everything up and bring in expert partners:

• £50k - Branding assets, traction development, and operational setup.

• £100k - Branding agency engagement, MVP tech build, and early awareness campaigns.

• £150k - Enables hiring of Employee #1 (potential co-founder) to drive growth.

At the end of this stage, Santé will be positioned for a Seed raise with a clear valuation backed by a strong pipeline of events, guest commitments, site prospects, design concepts, social traction, and ambassador partnerships.

Equity Investment

If you choose to invest via a SAFE, your investment will convert at Santé’s next funding round.

• Target Seed raise: £4.2m for 20% equity (valuing Santé at £16.8m pre-money)

• Minimum ticket: £5,000

• Conversion terms: £12m valuation cap or 20% discount

• Tax benefits: Santé qualifies for SEIS, meaning higher-rate taxpayers stand to lose only ~£3 of every £10 invested if Santé fails (please confirm independently).

For smaller contributions - or for those who prefer direct value - limited reward tiers are available on a first-come basis:

• £500 - 35% off stays for two years (making savings from day 8 of your stay onward)

• £1,000 - As above + 2-week stay (~£2,500 value)

• £1,500 - As above + 1-week course (room free) + 1-year membership (~£5,000 value)

• £2,000 - As above + 2-year membership (~£6,500 value)

• £5,000 - As above + lifetime membership (~£18,500 value)

• £10,000 - As above + 2-week stay annually for 5 years + strategic involvement (~£28,000 value)
